We listed a house with a realtor about 2.5 months ago. We haven’t had one single "nibble" through the realtor. Now I have a family member that wants to buy at the payoff price. If I cut the ties with the realtor will I be legally allowed to sell the house? The realtor wants 6% and the family member doesn’t want to pay that. what are my options?
This realtor says I can end the contract at any time with no penalty.

I’m interested in buying a house I have absolutely no credit, I’m currently unemployed, but I know if I buy this house I can afford it because there are already renters inside the home paying twice the monthy mortgage payment, is there anyway I can buy this house, or is this impossible. Buying A Home - Should You Skip The Largest Home In A Neighborhood?July 29th, 2010

When it comes to selecting the right home in a neighborhood, many homebuyers have been advised by real estate professionals to steer clear of the largest or most expensive priced house in a community. This home buying concept is rooted in the belief lower priced, smaller square footage homes will drive down the resale price of a larger home. Subsequently, when you decide to relocate or dispose of the property, you’ll receive less profit. When you carefully consider this theory, you’ll see it doesn’t appear logical.

Let’s consider an imaginary situation, suppose a smaller property in a community was to increase in resell value by 6% per year and a larger property at a modest 2% per year. In a matter of several years, the smaller property would outpace the larger property in resale value-which would be unrealistic. If you apply the rules of compound interest, this concept falls flat on its face, just like the myth that high demand communities enjoy an accelerated appreciation rate.

You would have a difficult time locating a scenario where a smaller property had a higher resale value than a larger property in the same area. If you’re contemplating the purchase of a larger home surrounded by smaller neighboring homes, your decision should be based on whether the home suits your needs, objectives, and is priced correctly relative to the smaller homes. If you have the opportunity to pick up the property at a bargain price for not much more than a smaller home, it may be a great deal. But if the market price is unreasonably high, you might want to keep looking.

The next time you come across the largest home in a neighborhood, spend some time researching to see if it’s a good buy. You might be surprised at what you discover.

It’s also important to research the size and features of the bigger home and compare them to your object’s and future goals. If you have lots of children or plan on setting up a home office or just want to live comfortably, the biggest home in a community of smaller homes may be your best value for the money.

Try using your imagination. While you could get by with less square footage, try to imagine other possibilities to take advantage of the extra space. Have you ever wanted to set up an area to do crafts, read books, or just work on your hobbies? What are the possibilities of renovating part of the house into a guest unit or supplementing your mortgage payment with income generated from one or two roommates?

As your Realtor shows you the largest properties in a neighborhood encompassed by smaller properties, consider each one for its profit potential and value pricing.
