I am interested to search for a cheap home. Do you find a cheaper home buying it from the owner before the owner goes bankrupt or do you contact the mortgage company or do you find a cheaper home to contact the bank after they repossess it or how would you find the best buy? It would not be a concern if the house was new and not finished.

I want to start a new life and i need a fresh start. When i was younger i stupidly borrowed so much money and i was unable to pay, therefore leaving me with no option but to declare bankruptcy. I was discharged in January 2009. I got my credit file and i have quite alot of defaults etc. I was advised that these will be removed after a period of 6 years from when i got the default. This will mean that they will be removed this year. I would like to apply for a mortgage but i recently have 3 or 4 new defaults. I was thinking of paying them small amounts as i cant afford much more than that. Will the mortgage lender hold the current defaults against me on my application or would there be more chance of being accepted for a mortgage if i have made agreement with them to pay a small amount per month? On the file it does say whether an agreement has been made to pay the debt or not. One in question is for a large amount and the other few only small amounts. At least i would show that im making an offer. I just really want a mortgage.

Local boards of real estate professionals are usually the ones who manage the multiple listing service (MLS), and they in turn typically require membership in the state association. Real estate agents must have access to the MLS in order to search for the 80% or more of properties that are in this system, so yes, you should probably be looking for a REALTOR. Additionally and more importantly, this real estate agent who is a REALTOR should also do a good job of keeping inventories of for sale by owner properties so the buyer has full access to all properties for sale.
