What are the rules for selling a house that is listed with a realtor?April 30th, 2011

We listed a house with a realtor about 2.5 months ago. We haven’t had one single "nibble" through the realtor. Now I have a family member that wants to buy at the payoff price. If I cut the ties with the realtor will I be legally allowed to sell the house? The realtor wants 6% and the family member doesn’t want to pay that. what are my options?
This realtor says I can end the contract at any time with no penalty.

Who is a realtor? It is a real estate agent who is a member of a national association of realtors and therefore he or she is bound to a strict ethic code of conduct. Realtor will help you buy your new home faster and will try to find the best and cheapest deal. Realtors charge a small provision for every deal they make, but it is still more convenient than to have somebody sell you a bad home.

You must pick your real estate agent carefully. If he is not a realtor he doesn’t have to answer to anybody and is free to trick and deceive you in any way possible. Realtors, on the other hand cannot do that because companies they work for would fire them ass soon as they found out. You can feel much safer when you pick a realtor. The bigger the company, the safer you can be because companies care about their reputation.

When you finally pick your realtor most of your work is over. You can sit peacefully and let your realtor take a look at the situation on the market and pick the most suitable homes for you. Then it’s up to you to decide if any of them fit your desires. If you like a particular home then realtor will try to reduce its price as much as he can to get you the best deal. You can also suggest a few homes to the realtor and he will assess them for you.

When you just can’t find the home you like perhaps you need to talk to your realtor again. Usually people are shy to tell what they really want, but then your realtor cannot give you the right suggestions. If you are honest about your desires everything will work out good for you.
