Now that you have decided to check into purchasing your own home, there are a few things that you should know before actually signing on the dotted line. The first is to make sure that you are ready and willing to commit to staying in the home for a number of years. If your job is secure, and you are not likely to be relocating with it now may be the time to go ahead and start looking for the perfect home.

Check your credit score to be sure that getting a mortgage will not be a problem when securing finances to buy the home. A few black spots on your credit rating may prevent you from take out a mortgage. In some cases your ability to get the financing may be there, but the interest amount is prohibitive. Realtors work with people to help them get financing for homes so they have enough experience to know who the best lenders are and will be more than happy to help you make that decision since they know that you will be coming back to them to help with the search for a new home.

The financial institution that you have selected will help you to calculate your finances and determine how much you will be able to afford to spend on a new home. Once you have been approved for a mortgage, you will be able to take this information to your Realtor who will then help you find the home of your dreams.

Each Real Estate Deal Ought To Entail The Use Of A RealtorJune 8th, 2011

Author: Lance Mohr

Real estate transactions should always include the services of a trained professional since there are many aspects of buying a home which deserve consideration prior to accepting the key to the home. Hopefully these tips will shed light on the subject as you go about selecting your home.

1. Select a Realtor that you can trust. A good way to go about this is to ask for referrals from people you know as to who they would recommend from their experiences of buying the homes they now live in.

2. Know what you are looking for in a home and take the time to put your desires down on paper. When you meet with your professional, take this list with you so that you can discuss it with them. Don’t be afraid to add to the list if other concerns come to your attention.

3. Most people will need to get a loan when they purchase a new home, ask your real estate agent for referrals. Since they deal with clients all the time, they will have good information to provide on where to get the best service when searching for the needed financing.

4. Don’t be afraid to do your own research online or during the time you drive around the neighborhood you want to live in. This helps your Realtor in more ways than one. Foremost they will be able to see what it is you are looking for and can arrange for showings of those properties.

5. As you tour homes that attract your interest, snap pictures for later use, and give them a rating using your own scale in order to get a better idea of which one will best meet your requirements.

6. Your Realtor is there to work as part of your home searching team. Give them respect for their experience and assist them as you can by helping them to better see what it is that you are searching for.

7. The job is not finished when you find the home of your dreams, it is now time to present your offer. Your Realtor will ask you to write a check as a deposit, and it will remain in the possession of your agent. Once accepted this check will be applied to the down payment at closing.

8. At this time the property owner will have the opportunity to peruse the offer and either accept it or reject it. They could decide to counter with their own offer and you may wish to counter back with a revised offer.

9. If the seller accepts this offer the time is right for doing a home inspection prior to finalization of the sale. You can ask the property owner to repair anything that was found wanting in the inspection. The seller must decide whether or not they will make these repairs, and your realtor will be able to help negotiate on your behalf for the cost involved.

By seeking the help of a professional Realtor you will be set to go continue through this process without concerns over whether you may leave out any important aspect of purchasing a new home. Team work makes the whole process that much better.

What Makes a Luxury Home? Some Things You Might Want to ConsiderMay 29th, 2011

Author: Lance Mohr

Comfort, style and size are most likely the three things which first come to mind when you think about luxury homes. Naturally, these are not the only qualities involved; location is more than likely part of the equation as well. There are some things that no amount of money can buy, but a luxurious home with all of the modern amenities which people have come to expect in their living space is of course not one of them.

So what does define a luxury home in the first place? To most people luxury means comfortable surroundings that are inviting and renders pleasurable experiences. Size is not the only consideration when seeking the finest quality home that would qualify as a luxury living space. It is the ambiance and overall knowledge of having everything that is needed to make every aspect of daily living something to be enjoyed.

The outside appearance of a home in a luxury neighborhood is always the first impression that is made on potential purchasers. Circular drives are often present, making it easier to enter or exit the property. Landscaping is also an important part of making every home completely unique. Brick has always been a favorite of many homeowners, but stone is gaining in popularity for its one of a kind look.

Fountains are one feature which you will find as part of the outdoor space of luxury homes, with these fountains usually being found in the patio or garden area (though indoor fountains are sometimes seen). A fountain makes a home more relaxing and a more pleasant place to live overall.

Custom designed floor plans are something which always make a home more valuable as well as more luxurious, since these houses are different than any other houses available. Custom designed layouts and architectural touches are very common in luxury homes and these kinds of features have a significant effect on the value and the sale price of any home which include them.

Luxury homes will also typically have bedrooms which are larger as well as roomier bathrooms, features which make any home more desirable. You will also see living rooms and studies which are stylish and inviting while integrating custom designs which make the home completely unique.

Media rooms are another thing which you will find in nearly all luxury homes, especially newly constructed ones. Many families choose to designate a certain room for watching movies and television and listening to music; to protect the valuable multimedia systems and other valuables in the home, luxury homes generally also have sophisticated security systems in place.

The main thing that makes luxury homes stand out from all the rest is the feelings that are inspired when walking in the front door. Since luxury means different things to different people, only you can decide what your definition is when you are searching for that perfect luxury home of your own.

Is Purchasing a Brand New Home in Tampa the Best Way to Go?May 13th, 2011

Author: Lance Mohr

When you’re getting ready to buy a new home in Tampa, you are probably thinking that it will be a hassle, or at the very least a difficult endeavor. The question that we pose to you is why. It doesn’t have to be difficult, and it doesn’t matter whether you’re buying a new home in Tampa or one that has been previously lived in. Making sure you hire a Realtor is important as it will take the stress off of you, and allow you to focus on the important decisions.

The question you might be asking yourself is whether or not you could actually buy a home without any help. Well, you probably could, but is that a risk you are willing to take? You might get a home of course, but will it be the home you want? Hiring a Realtor will help you to ensure that you make the right decision, but make sure you hire one with a good reputation. Have they sold any houses? This is a good question, and one you will want to entertain beforehand.

The right Realtor will bring you to the right house in the end, and they will also ensure that you are only paying exactly what you need to. Your Realtor will know the housing prices and they will know whether or not you are paying the right price. Remember that keeping your Realtor present during negotiations will be to your benefit!

Inspecting the house is another, very important thing for home buyers to make sure they are doing. Just because the house might look right from the outside doesn’t mean there aren’t problems underneath. It is important for you to take a look at the the pipes in the basement, the furnace, the air conditioning unit, and of course, the roof. You might not know it, but a roof can cost several thousand dollars to repair, and if that cost is lingering above you in secret, you are going to be extremely upset when the deal is closed and the roof caves in.

There are plenty of other issues that could arise with the purchase of a home whether new or used, and they do not necessarily have to be inside the home itself. There could be issues with the foundation, the leech bed, or even the septic system. As the right questions, and make sure your Realtor has the information needed.

Along with hiring a Realtor and performing the necessary inspections, bit will also become necessary for you to make sure you’re getting what you want. There are small things that can be changed such as the siding, the interior paint, and perhaps the fixtures if you are motivated to do so, but the overall layout of the house cannot generally be changed, and if it is possible, it will be done at great expense to you.

How easy will it be to find a place to call home? Not very easy, that’s for sure. You will need to do quite a bit of work, and you should by no means expect to find that perfect home on day one. If you think you have found it on day one, keep looking. Remember, you can always come back.

So what will you do? Has the time come for you to hire your very own Realtor? If so, then you will undoubtedly find the house you are looking for, and you will be able to ensure that the proper amenities are in the area. Get to work and see what you can find!

Why Buy a New Home Over a Pre-Owned Home in Tampa?May 10th, 2011

Author: Lance Mohr

When one is buying a home, they might be tempted to buy a pre-owned home rather than going for a brand new one. There are a number of pros and con that you will need to take into account before you actually make a decision. For instance if you buy a used home you will pay a lower price, but there could be reasons for which that home is being sold at a lower price.

Along with that, the house might have been modified in such a way that it is now compatible with current day technology, which is something that many older houses are missing these days. Certain landscaping features might have made it more aesthetically pleasing, and it could be a great home overall. But what if it’s not such a great home? There are problems that could arise, and they could directly interfere with your attempts to find a good place to live.

There is the possibility that the the previous owner did not take particularly good care of the house, and while you might have thought he house looked nice on the inside, you would be surprised at the changes people can make on the fly f they really want to make a sale. Is there an existing mortgage on the house? If there is, you will be picking up the tab, and if you are not prepared for it, then you will find yourself in a bit of a bind, especially if you are already paying off a bank loan. Don’t bite off more than you can chew!

Newer homes are typically built in locations that might be deemed more convenient by the buyer. In other words these homes will be located near shopping malls and medical facilities, and if you are in more of a suburban area, there will likely be a school nearby.

Now it is possible to find an area seemingly devoid of amenities, thought here is a chance that those amenities will be built later on. Development companies normally plan their builds carefully, and they will build their housing areas in a location where a shopping mall, school, or even hospital is being planned. Just remember that development companies can make mistakes at times.

There are quite a few differences between new and used homes, as you can see, and they come out quite a bit if you are looking to purchase a home of quality. Along with the obvious benefits, you will also find that buying a new home will permit for more modern amenities. Newer appliances require more power, and there are now amenities that did not exist many years ago.

While you might find that a rustic look appeals to you, an antique home might not be in order. Once you buy your home you can modify it in any way that you choose, and if you have the funding, you can turn it into a rather amazing domicile.

There are obviously a number of different things to consider before actually attempting to purchase a home, and your Realtor is there to help you. Take their advice to heart, and don’t make the mistake of buying a pre-owned home, especially if you can afford a brand new one. The future of your housing situation is in your hands!

Selecting the Different Types of Paints For Your HouseMay 4th, 2011

Author: Lance Mohr

When it comes to painting your house, there are more than a few types of paint out there that one can concern themselves with. Painting is of course one of the most important parts of preparing house either for sale or for move-in. This is especially true if you are dealing with the interior of your home. That being said, let’s talk a bit about the different types of paints, as well as the monumental difference between primers and sealers. First of all, we will discuss primers.

Primers exist simply to seal off the surface of a wall and prepare it for paint, hence the name ‘primer’. These will be used exclusively on bare wood, as well as surfaces that have been painted in the past. If the wall is in poor condition, a coat of primer will most definitely be needed to seal it, and in doing so you will help to ensure the stability of the wall in question. In addition to providing stability, they will actually serve to block stains from water, crayon, smoke, and other substances that would otherwise bleed directly through.

Do you need to use a primer or sealer on your wall? Well, the wall will not crumble if you fail to do so, but you will find that you have a much better time if you choose to utilize a seal. That being said, let’s talk a bit about the different types of paints used in the construction world of today. You might find that you are familiar with some of them, and you may have in fact used them in the past.

Semi-Gloss: This is one of the most durable paints on the market. It is not easy to crack or break, and it would be a great type of paint for a children’s room or event in a kitchen where it would often come in contact with substances that would be considered harmful otherwise.

The Merit of Flat Paints These do not exhibit reflective properties of course, and it is what you would normally find on ceilings. As this is not a very durable type of paint, it is best used in a location that is out of reach. While it is not durable, it is inexpensive which makes it a great display paint. There are some that would paint an entire house with this type of paint, and there is much debate as to whether or not this would work. If you were living alone, or had only responsible adults in your home, flat paint may work well for many years. As we all know, this is normally not the case.

Satin Finish Paint Many people refer to the satin finish as the ‘eggshell’ finish as it provides a sheen similar to what you would find on an eggshell. This is a harder surface than the flat paint, and if you are painting a hallway, children’s room, or a room that will simply see more wear than the others, this would definitely be the right choice.

Gloss: This is not the most durable of the options of course, but it is there, and many people will opt for it. The biggest thing to remember is that it will bring out the imperfections of the wall beneath. Make sure the wall is not severely damaged, and if you choose carefully, you might find that a gloss paint provides the wall with a bit of character.

As you can see, the paint that you decide to use will ultimately depend on the use that the room will see, and of course how much money you want to spend. Take these pros and cons into account and get to work. It’s about time.

Purchasing a House and Getting to Know the CommunityApril 26th, 2011

Author: Lance Mohr

We all know that you can find a home in every shape and size, but what you do with it is another story. There are a tremendous amount of options out there, especially when you start considering things like self-watering gardens, lawn sprinklers, and timers to go with them.

You can even consider concrete and stone paving areas. Those who want to relax after a hard day’s work can retire to the patio or garden. They are great places to relax or even provide entertainment if your heart desires. All it takes is a few modern products or devices to make the home comfortable and more valuable. Plus you always have a sense of security.

When a prospective home buyer is searching for the home of their dreams , the amenities that a property has or doesn’t have determine the type of prospective buyer interested in the property. There is the occasional buyer who will be more interested in the inside of the home than the outside; the less yard there is to maintain, the better.

Then again; there are other individuals who are happy with a yard covered in gravel or concrete. We mean options like fescue or Bermuda grass. If you’re looking for other landscaping then trees will be a popular choice. Some people might consider them to be liabilities. What it comes down to is it depends on each person’s presence.

Buyers in the Southwest use the natural flora as their guide. Sand, cactus and wild flowers replace maple trees and tulips in the desert southwest. Common sense also dictates what will and will not grow in any given area. Water and weather make the choices a given in some areas of the country. The mid West is full of trees and shrubs that go with the region and the landscaping is there most often before a home is ever built.

Outdoors activities occupy a great deal of family time, pools and hot tubs are almost a mandatory fixture in Florida and Arizona. Gazebos and pergolas are a favorite in the Carolinas and northeast. The new outdoor kitchen and cooking centers are popular all over the country, no matter the weather people cook outdoors.

More and more buyers are paying close attention to the operating costs of their homes. The green energy push and the rising cost of natural gas and electricity are enticing people to invest in tankless hot water systems and solar panels along with skylights for helping reduce the operating costs of our homes.

Low E glass products remove heat before it gets inside. Modern windows and doors have been a big benefit for keeping the outside, outside and the inside, inside. Heat and cold are kept at bay because of new technology in the home building industry.

Newer homes are also passing up carpet and going back to the traditional hardwood floors. Some of them are even opting for stained concrete, which can be designed to look like stone. This has brought back the area rug as a popular choice amongst homeowners. In the end, shopping for the perfect home or even selling one can be quite a hassle. If you want to speed things up then we highly recommend getting some assistance from a reputable realtor. They can make the process much easier.

Is Home Ownership The American Dream?April 20th, 2011

Author: Lance Mohr

According to statistical analysis, the average homeowners will move once every seven years. Couples will rent their first apartment for about two years while they save up for the down payment on a house. This is the American dream, and right now national interest rates are as low as they have ever been. Depending on a buyer’s credit history, the rates could be as low as five percent on a fifteen year mortgage, which is nothing to laugh at.

Most first time homebuyers are moving from an apartment into a home to begin a family and the rational process of building equity in their first real-estate purchase. The average income and financial resources of the buyer determine the size and price range of the home they can afford.

Some areas of the country have been hit hard in the last few years buy the recession, causing property values to plummet. First time homebuyers with a reasonable down payment and a good credit history can purchase much more home for the money than they could five years ago.

1980 was an interesting decade, and those who were there undoubtedly remember the interest rates. Those who had money were able to afford their dream homes, and as it turns out the, the market did not decline. The American dream was showing its head once more!

A house that was about one thousand square feet in a planned subdivision would sell for around ten to fifteen dollars per square foot, and while that might sound like a bargain today, the average wage during that time was somewhere around a dollar sixty-five per hour.

The current financial situation will determine everything, including the price of houses. With lower wages came lower housing prices, and as wages raise over the years, the price of housing will raise. It’s all relative, and with that being the case, the price of housing never fluctuates much, relatively speaking.

When suburbia became a common term, the baby boom took place as a result of soldiers returning from the war. The government implemented the GI bill and even provided loans for veterans to help with their housing costs through the years.

Those homes of the late forties and fifties, if cared for properly, even though they are over sixty years old now, are now selling for between sixty and ninety dollars a square foot. Inflationary trends have affected every corner of commerce, but the home is a perennial hedge against most financial woes and has provided a shelter for the homeowner and real estate investor. If a purchase is in the picture, a good Realtor is worth far more than the cost.
